Neighbourhood guide

Vaughan

Established communities north of Toronto, now with a subway downtown.

Vaughan sits just north of Toronto in York Region. It has a few distinct parts: older village centres, large subdivisions and a new downtown around the Vaughan Metropolitan Centre. Detached homes make up much of the market, and condos are mostly near the subway and along Highway 7.

The neighbourhoods

  • Woodbridge: an established community with an older village core on Market Lane, large lots in some pockets and a lot of detached homes.
  • Kleinburg: a village in the northwest with a main street, larger properties and newer estate homes nearby.
  • Maple: a large, mostly newer community with a GO station, parks and shopping along Major Mackenzie.
  • Thornhill (Vaughan side): the part of Thornhill west of Yonge, with mature streets, a mix of detached homes, townhouses and condos.
  • Vaughan Metropolitan Centre: the new downtown, with high-rise condos, the Line 1 subway terminus and a bus terminal.
  • Concord and Vellore Village: newer detached homes and townhouses, close to Vaughan Mills and Canada's Wonderland.

Homes and prices

TRREB reported September 2026 data. Vaughan's all-types average was about $1.16 million, with a median of about $1.08 million, on 213 sales. By type, roughly:

  • Detached: about $1.6 million on average.
  • Semi-detached and freehold townhouses: about $1.0 million.
  • Condo townhouses: about $650,000.
  • Condo apartments: about $550,000.

Many resale homes fall between about $500,000 and $2 million. Estate properties in Kleinburg and parts of Woodbridge go well beyond that.

Getting around

The TTC Line 1 subway reaches Vaughan Metropolitan Centre. Reports at the 2017 opening put the ride to Union Station at about 43 minutes. GO trains on the Barrie line stop at Rutherford and Maple. YRT and Viva buses connect the rest of the city.

By car, Highways 400, 407 and 427 cross Vaughan. Pearson Airport is generally 20 to 30 minutes away outside rush hour. Rush hour on the 400 and 407 can be slow, so test your actual commute at peak times.

Schools

Public schools are run by the York Region District School Board, and Catholic schools by the York Catholic District School Board. Both offer French immersion at selected schools. YRDSB lists French immersion at Woodbridge College and at Hodan Nalayeh Secondary School, and Maple High School has been listed as an IB school. Conseil scolaire Viamonde and Conseil scolaire catholique MonAvenir run French-language schools. Offerings change, so check the school locator for each address.
